Residential Architect FAQs

  • A residential architect is a trained professional who specialises in the design and planning of homes and other residential buildings. They work to create functional and aesthetically pleasing living spaces as well as providing guidance, project coordination and expertise during construction.

  • Good design isn’t only about how something looks; creating great spaces needs careful consideration of a whole host of different aspects. How it functions, how it feels when you enter the space, how it performs over its lifetime and whether it enhances your lifestyle.

When you choose to work with a residential architect you will be working with someone highly trained to think creatively and come up with innovative solutions to design problems and can expect a premium product with materials that are carefully chosen for their suitability and performance.

  • We offer a range of services, from home design to complete project coordination, managing the permitting process for you, and assisting you with finding a suitable builder for your project, drawing on our network of trusted trades. We’re great believers in successful collaborations with builders and encourage clients to engage one early in the design phase to get the benefit of their expertise throughout each stage of their project.

  • Whilst our fees vary depending on the complexity of your project and the level of service you need, they are fixed at the outset so that you can manage your budget for the lifestyle of the design process. Payment can be made in line with the project phases so that aside from the initial deposit to kick start your project, you are paying for work completed as we move through our design phases.

Our fees don’t only include design - they give you access to my years of knowledge and experience in managing projects, my network of industry contacts and ability to navigate approvals and solve complex problems.

  • Many factors influence the length of time the residential design process takes, including whether you have a clear picture of where you are heading or need to work through a brief and ideas. A simple residential renovation or extension design can be completed within 6 months, whereas a more complex renovation or new build can take up to a year or more before any building begins, especially if Council permits are involved.

The design process ideally should not be rushed, and we like to give our clients time to think through decisions and be sure about the design direction before locking it in. Once detailed construction drawings with engineering have been prepared it is a lot more costly to make changes than it is during the early conceptual stages. And if construction has already started the cost of changing your mind can blow out your budget completely.

  • An architect designed home doesn’t have to be a luxury high-end product. Every home can benefit from considered thoughtful design. Alterations to existing homes need particular care to ensure the new and old are seamlessly integrated. Whether your new additions are a contemporary contrast to the old, or whether you prefer the original aesthetic to continue through the new spaces, we’ve got you covered.

  • Consider factors such as the architect's portfolio, experience, communication style, and how well they understand your vision. It's crucial to have a good working relationship with your architect.

  • When you work with a registered architect you know that you are getting a highly trained professional who has undertaken a 5-year University degree before carrying out professional registration exams. This level of training means that architects are well equipped to understand and navigate a range of projects no matter the size and scope.

When you choose to work with JDA Lammin Architects you will embark on a journey of discovery to create a home that is uniquely yours. You will experience a level of design service that is not usually provided by a draftsperson, who is more likely to just draw up what you ask them to. Working with us you will get to explore different options and benefit from suggestions that you may not have thought of yourself.

  • When we are designing a home, we always consider the best way to take advantage of the environment that it’s located in and design to work with it instead of against it. Whether you are looking to build a completely sustainable home or just want to ensure that you are incorporating best practice design, we have the expertise to guide you through the decisions to help you make the right choices for your home.

  • At JDA Lammin Architects we are familiar with local building and planning codes and can help identify the necessary permits for your project, which may include town planning permits, building permits, and other authority permits. There can be a maze of approvals to navigate, and it is important to have someone with experience of these to avoid the risk of missing something along the way and causing delays once construction has started.

We would love to design the perfect home for you.
