Three New Townhouses for a site in  Mentone

Clients sometimes approach us when they need particular designs that will appeal to local Councils and ensure a high quality of homes is maintained in the area. In this instance, the brief was to create a design for three townhouses on one block that would tick the boxes for local Council and meet the high criteria for quality homes in the neighbourhood.

  • The owners had been unable to get Council approval on their previous designs, and they were stuck with no return on their investment in the land. They needed a high-quality architect designed townhouses that could be built for a commercially realistic cost.

    They knew that we would produce home designs that would be desirable to the local market and would sell easily. We understood the planning controls and the process for getting permits and approvals and would manage that on their behalf.

  • We designed two double storey townhouses and one single storey townhouse, to make the most of the space but also meet Council’s approval.

    The front house provided the street presence with entry through a secluded front garden into the entry hall. Each house had its own individual entry and felt like a stand-alone house, appealing to buyers wanting a family home.

    At the rear of the block, due to Council requirements, an expansive single level 3 bedroom home was designed with zoned living areas and a secluded north facing terrace garden.

  • We managed the entire process through initial design and feasibility phases through to obtaining town planning permits, preparing the technical drawings needed to obtain building permit approval, and construction. We also sourced and managed the team of professional consultants needed to achieve a successful outcome for the clients.

  • Our favourite part was getting the permit approval from Kingston Council. Our client was able to sell the townhouses for close to $1.5 million each in 2020 (in the middle of the Covid pandemic) and made a fantastic return for their investment.
